A Guide to the use of the MLS and Connect MLS Program

The MLS or Multiple Listing Service is best described as a database of ALL properties for sale in Northern Illinois. All Realtors that list homes [for sale] do so through the MLS. Angel Realty of Illinois uses this service to search for and locate your property.

We have now set you up on a Real Estate program called Connect MLS. This Real Estate tool gives you a convenient link to the MLS through us. It is accessible to you from any computer through the e-mail address that you have provided us with. The program is updated six times per day, therefore you will be provided with the most current information.

We have customized your Connect MLS program to fit the criteria that you have given to us for your desired property. All of the property listings sent to you will be in the areas that you have requested with the appropriate number of bedrooms, bathrooms, or any other desires that you have relayed to us. All of these properties are currently on the market. If a property disappears from your list, it most likely has had a contract accepted and is pending an inspection, attorney approval or mortgage commitment and is therefore “off of the active market.” As new properties are listed on the market, they will automatically be sent to both you and I that same day. You may get a chance to view these properties before others who do not currently use this program. This gives you “The Edge” on the market. Use it to your advantage. I cannot stress enough to my clients the importance of checking your e-mail for new properties on a DAILY basis, maybe more. Market savvy buyers can exploit “The Edge” on purchases. With some exceptions, properties that are priced right and have buyer appeal do not stay on the active market for long. Each Seller has different restrictions and showing instructions and we must respect them. The sooner we can call for an appointment, the sooner we can get you into the property…… before other Buyers…and that’s “The Edge”.
